NOC from co-owner of arazi for availing home loan against property

One of two co-owners sold his part of arazi(land) to me. I’m trying to avail a home loan by mortaging this land for building house on the same plot.
Bank officials are asking for a NOC from the second co-owner. Sale deed clearly details the part of arazi sold with map. Can’t understand why this NOC is required? Also,in what kind of legal situations it can be used?

Hi Ashwini,

When it comes to plots, it is difficult to determine the actual section of land that belongs to a co-owner, even if there is a map. This is the reason why many banks ask for a No Objection Certificate (NOC) from the co-owner. We suggest that you contact your legal advisor to know the situations in which it can be used.
